When creating Area Plans, you need Area Schemes to manage your Area Types. There are two types of Area Schemes, Rentable and Gross. In short, Rentable is more for calculating interior spaces, where as Gross is the entire building. However, when creating an Area Scheme, Revit does not ask you which type you are creating if you do not have a Design Option in your model. If you have at least one Design Option in your model, it can be empty, Revit will ask you which type you would like to create.
You can create an Area Scheme by clicking the Room & Area drop down.
This was tested in the last version of Revit as of this post, Revit 2023.

The only thing is, when are “Gross Area Schemes” useful if the “Rentable Area Schemes” are more applicable? Should we always be using the “Rentable Area Schemes”? Something to answer in the future.
